Del Mar College conducts most of its educational programs at its two campuses consisting of 34 buildings and approximately 948,000 square feet. Some classes are taught off campus at leased sites while others are conducted at facilities made available by individual businesses. Del Mar College buildings are generally well maintained but their continued use is affected by their age.
Individual buildings and site improvements were surveyed to establish a base line of existing conditions. The building and other survey reports, by reference, are made a part of this report and are noted in the Appendix. Buildings were categorized into four categories:
1. New or like new - no work anticipated within the next 3 years.
2. Minor maintenance to finishes, such as wall paint, carpet, etc.
3. Major repairs to building components.
4. Replacement and/or “gutting” of all building components.
The Mechanical-Electrical-Plumbing components of the buildings were also surveyed. The computer-based Roofer EMS Engineering Management System was used to document the conditions of the roofs.
